Terms of Service

⚠️ Beta-stage terms. ExtOffer is in early testing. These Terms are a working draft written in plain language to set expectations during the beta. We will replace them with a fully reviewed version, written by a licensed attorney, before general availability — and any material changes will be highlighted at the top of this page.

1. Who we are

ExtOffer is a reverse-rental marketplace where renters post their budgets and requirements, and landlords compete with offers. These Terms govern your use of our website, apps, and services (collectively, the "Service").

2. Accounts

You must be at least 18 years old and legally able to enter a binding contract to use ExtOffer. When you create an account, you agree to provide accurate information and keep your credentials secure. You're responsible for all activity under your account.

3. Renters and landlords

Renters may post budgets, requirements, and preferences. Landlords may post properties and extend offers to renters. Both parties agree to treat each other with respect and to represent themselves honestly. Deliberately posting false information — fake income, fake availability, non-existent properties — is grounds for immediate account termination.

4. Offers and agreements

ExtOffer is a platform for introductions and negotiation. Sending or accepting an offer through ExtOffer does not create a binding lease. Any actual lease agreement is a separate contract between the renter and landlord, governed by local law. ExtOffer is not a party to that agreement and is not responsible for its terms or performance.

5. Fees

ExtOffer may charge landlords per-match or subscription fees for the Service. Renters post for free. Specific pricing is available at checkout or on a dedicated pricing page when applicable. Fees are non-refundable unless expressly stated otherwise.

7. Fair Housing & Non-Discrimination

ExtOffer is committed to compliance with the federal Fair Housing Act and applicable state and local fair-housing laws. By using the Service, landlords agree they will not discriminate against any renter on the basis of race, color, religion, sex (including gender identity and sexual orientation), national origin, disability, familial status, source of income, age, or any other class protected under federal, state, or local law.

Decisions to extend, decline, accept, or counter offers must be based on legitimate, non-discriminatory criteria — for example, budget fit, move-in date, references, or willingness to commit to a lease term. Phrases or filters that signal discriminatory preferences (e.g., "no children," "Christians only," "no Section 8") are prohibited and may result in immediate account termination.

Renters who believe they have experienced discrimination on ExtOffer should report it through our contact form and may also file a complaint with the U.S. Department of Housing and Urban Development (HUD) at hud.gov/fairhousing or with their state or local fair-housing agency.

8. Termination

We may suspend or terminate any account that violates these Terms, with or without notice. You may close your account at any time from settings; doing so does not relieve you of existing obligations (e.g., fees due or leases in progress with other users).

9. Disclaimers

ExtOffer is provided "as is." We don't guarantee that every listing is accurate, every renter pre-qualified, or that you will find a match. Use the Service at your own risk, and always verify a landlord and property in person before signing any lease.

10. Limitation of liability

To the maximum extent permitted by law, ExtOffer and its owners are not liable for indirect, incidental, or consequential damages arising from your use of the Service. Our total liability for any claim will not exceed the fees you paid us in the twelve months preceding the claim.

11. Changes

We may update these Terms from time to time. If the changes are material, we'll notify you by email or in-app. Continued use of the Service after the effective date of an update constitutes acceptance of the revised Terms.
